WOW, I Can’t Believe I Lost That House!


If a buyer says this, is this good news or bad news? Here is the reality; more buyers are out there competing for the better values! That is good news! None of us want to have the emotional loss of not getting something we are hoping for, but this is a good sign for the real estate market.

Another question: Do you want to buy when the market is at its lowest point, or would you rather buy when it peaks? Given what we have experienced, now is probably a great time to buy. Rates are fantastic. Sellers are updating their homes. Closing costs can often be paid by the seller. You can get more house today for a lower monthly payment than probably any time over the past several years.

How about negotiating strategy? “Katie Couric says the real estate market is depressed”. If I hear that one more time, I’ll… Katie Couric doesn’t know your favorite neighborhood. Indianapolis did not have the off-the-chart increases in value, therefore it did not have substantial reductions. Going back to high school economics, it’s all supply and demand. Most sellers are glad to get an offer, but a low-ball offer could hurt your cause. In other words, many sellers will not respond to a low-ball offer. Sometimes they will think that a buyer is a reasonable person, someone they will want to work with, if they are not insulted on the offer. You do want the best possible settlement don’t you?
